Another discussion about coworking highlighted internet quality, meeting room equipment, temperature control, cafeteria facilities and ambience as meaningful parts of the actual experience. These are individual experiences rather than market data, but they show why location and workplace quality cannot be reduced to an address.

3. Comparing Base Rent Instead of Real Occupancy Cost

Rent is just one part of your office budget.

Costs like fit-outs, maintenance, utilities, parking, security deposits, internet setup, facility management, and rent increases can all affect your total expenses.

Moving offices also costs money. If your business outgrows the space in 18 months, the cost of another fit-out, moving, and the disruption to your operations could cancel out any savings from a lower starting rent.

In the first half of 2026, vacancy rates in major Indian office markets stayed around 15 percent, while average rents went up by as much as 5 percent in some busy areas.
