A leak from the unit upstairs, a shared pipe running through a wall, or a poorly sealed balcony can all lead to staining, warped flooring, or mold growth that shows up in your space even though the source is somewhere else entirely.

Inspectors will look for water stains on ceilings, soft spots in flooring, musty odors, and any signs of past repairs that might be masking an ongoing issue.

2. HVAC System Problems

Depending on the building, your condo's HVAC system might be entirely self-contained, partially shared, or fully centralized through the building. Each setup comes with its own quirks. Older units sometimes have outdated or poorly maintained systems, and in buildings with centralized HVAC, individual owners often have less control over servicing and repairs.

Common findings include inconsistent airflow, aging equipment nearing the end of its lifespan, or improperly sized units that struggle to heat or cool the space efficiently.

5. Deferred Maintenance on Shared Systems

This is the issue that's easiest for buyers to miss, because it isn't always inside the unit at all. Elevators, roofing, parking structures, plumbing risers, and building exteriors are all part of what a thorough evaluation should account for, even though they fall under the HOA's responsibility rather than the individual owner's.

A building that's deferred maintenance on these shared systems can mean a big special assessment is coming, and that's a cost buyers don't want to discover after they've already closed. Reviewing HOA meeting minutes, reserve fund reports, and any recent maintenance history alongside your inspection gives you a much fuller picture.

Why a Thorough Condo Inspection Still Matters

Because condos come with shared responsibility, a lot of buyers assume there's less to inspect. In reality, it just means the inspection needs to cover different ground, both what's inside your walls and what's happening in the building around you.
